Developer looks to build hundreds of homes in Sangaree

A 97-acre tract west of Interstate 26, near Highway 78, has gained the interest of a developer, seeking to place up to 291 homes on the property.

Berkeley County Council’s Land Use Committee gave preliminary approval for the property to be rezoned to single family residential during the Aug. 11 meeting. Full council will consider first of three readings on the rezone later this month.

A private family currently owns the property, which zoned Flex-1, a primarily rural designation, according to Berkeley County Planning Director Eric Greenway.

Greenway said for the county to approve the rezone, the developer must either upgrade Limehouse Lane or create an alternative route to Highway 78. The property is off of Limehouse Lane, just east of Royle Road down Highway 78.

Greenway said the project is “relatively small” compared with projects like Nexton, Carnes Crossroads, Cane Bay and Keystone that the county has approved.

The single-family residential designation will allow up to three homes per acre, Greenway said. But given wetlands and other considerations, he said, there will likely be fewer than 291 homes on the 97 acres.
